<a href="http://www.ycwb.com/gb/content/2004-02/20/content_643868.htm">http://www.ycwb.com/gb/content/2004-02/20/content_643868.htm</a><div><br/></div><div><br/></div><div><span class="Apple-style-span" style="font-family: simsun; font-size: 17px; line-height: 23px; -webkit-border-horizontal-spacing: 1px; -webkit-border-vertical-spacing: 1px; "><table align="center" border="0" cellpadding="0" cellspacing="0" width="95%"><tbody><tr><td align="middle" class="12p" style="font-size: 12px; line-height: 16px; "><b>丁磊在广州买地建网易总部？</b><hr align="center" noshade="" size="1" width="100%"/></td></tr><tr><td align="middle" style="font-size: 12px; line-height: 16px; ">羊城晚报 2004-02-20 10:53:53<br/><br/><br/><span class="Apple-style-span" style="font-size: 17px; line-height: 23px; "><p> 本报记者：王珍</p><p></p><p><b><br/></b></p><p><strong> 丁磊“相中”五艇围</strong></p><p></p><p> 从去年8、9月份“非典”过后，网易委托了一家中介公司找上了广州市海珠区外经贸局，说希望把总部从北京搬回广州，准备找一块地皮建总部大楼。得知这一信息，海珠区的曹鉴燎书记当即批示：“此事要抓紧提出方案，争取多一些总部落户我区。”</p><p> 网易最早是看中了琶洲会展中心对面的一块地，但因为那块地是广州市政府的规划用地，很难改变用途，地价也贵。网易“会展之梦”破灭后只能另寻他处。海珠区政府曾经向网易推荐过海珠科技园等另外两个地方，网易都不满意。后经海珠区外经贸局推荐，网易终于相中了“风水宝地”五艇围。</p><p> “五艇围”原来是果园，后来丢荒了。2001年，海珠区外经公司把它申请为电子工业用地。但不久，随着“政企分开”、外经公司转制，对这块地的投资没有跟上。去年使用期一到，广州市规划局准备把这块地收回去，进行“复绿”。</p><p> 为了抓住“中国首富”落户海珠区，区外经贸局的工作人员只好找区政府和市有关部门“做工作”，希望通过办理“土地用地手续”，把这块土地转到网易名下，但相关的手续仍有点“卡壳”。对此，去年12月24日，广州市委书记林树森作出批示：“请市规划局按城市规划的要求，给予解决用地，尽快给予支持。”</p><p> 除了“规划关”，还有“价钱关”。这块“风水宝地”，用地手续要经广州市规划局审批，而土地所有权却属于海珠区土华村，用地要向村里交钱。前两年，土华村与海珠外经公司谈的价格是20万元/亩，经过这么几年，开价25万元/亩。经过海珠区政府的“思想工作”，土华村同意把价格下调到21万元/亩。</p><p> 后来，广州市天河区、黄埔区也曾“拉拢”过丁磊。但是，丁磊对五艇围可谓“一见钟情”。他为何对这块地如此“痴迷”呢？</p><p> 原来像世界IT业巨擘微软，它的总部就在山谷绿树环抱之中。而五艇围刚好符合了建一个典型IT企业总部所需的条件——闹中有静、绿树环绕、交通发达。</p><p></p><p><b><br/></b></p><p><strong> 丁磊：广州能赚钱</strong></p><p></p><p> 1997年丁磊在广州创建网易，后来网易总部移师北京，为什么现在丁磊又“回归”广州呢？</p><p> 去年11月22日，记者趁参加一个讲座的机会，到网易在天河软件园的“巢”去刺探一番。网易知名度高，因为是中国的三大门户网站之一，更因为它的主人丁磊在2003年福布斯排行榜中名列中国首富。但是，你想不到，这样一个知名网站的内容编辑部，在广州员村四横路附近一幢偏僻的不显眼的大楼里面，与它的名气不大相衬。</p><p> 走进天河科韵路——建工路19号3楼的网易内容编辑部，发现面积约1000平方米。这原本是工业厂房，作为办公室，甚至还没有吊上天花顶，横梁都显现在外，不过空间也显得比较大。以蓝色为主调，配上柔和的灯光，有点像不受尘世干扰、自得其乐的一片清静土。“今天周六，我们这里都是年轻人，回到这里，不像加班，反而像沙龙。”网易科技频道主编黄渊对记者说。</p><p> 据了解，这里有科技、体育、商业、短信、游戏等约七八个频道，约有60多人在这里上班。网易的内容编辑部，两年前就从北京搬到这里了。两年了，没有多少人提及。“也没什么好说的，因为地点对网站来说，本身不是很重要，都是地球村的概念了，”黄说。</p><p> 为什么要搬回广州？黄渊认为，广州清静，人务实，人力成本较低，市场成熟，用丁磊的话是“广州能赚钱”。</p><p> 但，北京是全国互联网信息控制中心呀。</p><p> “网站更讲求的是思想的新锐。北京政治氛围太浓，而广州地处沿海，外来东西接收快，思想活跃，在这里产生的一些思想，反而让全国其他地方觉得新鲜。更重要的是，广州人追求时尚，网易一出什么游戏、短信，市场上马上就有反应，消费者很容易就接受，毕竟经济比较发达，这里市场又比较成熟。”</p><p> 广州是网易的总部吗？黄说，在广州，网易有两个根据地，一个是在天河软件园的内容编辑部(注：科韵路有三处)，另一个是在环市东路好世界广场的行政部门(注：</p><p> 也分开有两三处)。在北京，主要是营销、市场销售和公共关系的业务，还有网站的内容过滤设备。在上海，也有销售，以及一个财经频道。</p><p> “那边就是丁磊的办公室，”黄渊指着南面一间封闭的大办公室说。“不过，搬回广州这两年，网易的确从低谷爬起来，从面临退市，到现在股价上升到60多美元。这两年网易最成功的短信业务、游戏业务，就是在这里发展起来的。”</p><p> 业内的说法是，北有新浪，南有网易，中间隔着一个搜狐。新浪由于上去的网民太多上了年纪，所以，比较正统，网易就比较轻松愉快。搜狐还在追赶新浪，网易会继续保持自身的特色，再把新闻这块做起来。</p><p> 也许，比较轻松的网易更适合广州的水土吧。据说，丁磊，他个人也喜欢广州。他1997年就是在广州做163.net的免费邮箱，而一举成名的。他在广州呆了两三年，后来在北京呆了两三年，现在又再回了广州两三年。</p><p><b><br/></b></p><p><strong> 尝试创新业务甜头</strong></p><p></p><p> IT业的寒流即将过去，明媚的春天就在眼前。对此，丁磊可谓是感受最深的一个。</p><p> 网易去年在美国纳斯达克市场的股价涨了两倍。丁磊个人随着股价飚升，而坐拥76亿元身家，荣升中国首富。这是2001年遭遇停牌风波、网易一度面临摘牌危机时，丁磊所没有想到的。而其中，创新业务帮了大忙，短信收入在网易的业务收入中已超过了40%。</p><p> 去年，一场“非典”让人们认识到互联网的重要性，中国互联网的春天似乎正在悄悄逼近。而且，无线技术、增值服务、宽带接入等等都将给互联网产业带来无限商机。</p><p> 正是因为尝到了短信、游戏等新业务的甜头，又看到了互联网巨大潜力所需的技术支持，所以，丁磊决定加大网络产品研发的力度，更何况，股市景气，资金充裕，正好顺势而为，借机巩固网易“技术决定市场”的业务特色。</p><p> 去年9月29日，与广州市海珠区委曹书记会见时，丁磊穿一件衬衫、开一辆丰田越野车，人很随意。他当时向曹书记谈及自己的一些想法，说股票收益比较好，他已从股市套现2亿美金，来推动网易的进一步发展，其中一部分资金用作投资建设广州的总部。</p><p> 据悉，目前，网易广州总部只剩下一些土地手续需要办理。按计划，网易的这项大工程，可望今年开始启动。</p><p> 在上周召开的海珠区外经贸工作座谈会上，海珠区区长邓伟强说，网易落户海珠区的事，基本有眉目了。2月18日，网易代理首席执行官孙德棣首次公开承认，网易的确考虑在广州建基地。吸引中国首富丁磊的风水宝地就是五艇围。</p><p> 五艇围位于海珠区“万亩果园”的绿洲之中，属新蟯镇土华村，面积103亩，69190平方米。它的东边有华南快速干线贯穿南北，它的南边有环城高速公路连接东西，它的西边不远就有广州大道，且离广州市未来中心珠江新城非常近，它的旁边正在兴建广州城区通往番禺的过江隧道，它的北面有一条小河涌围绕。在这里，开车20分钟可达天河。</p><p> 而且，五艇围恰好是农民弃耕的一块荒地，广州市政府已经规定不许拔掉“万亩果园”中的任何一棵树，所以，如果网易真的在五艇围建了区域总部，四周是不会再有公司能进去的。这块地可谓是“独一无二”。</p><p><b><br/></b></p><p><strong> [相关链接]</strong></p><p></p><p> 自《民营经济报》上周五率先报道网易拟在广州建区域总部的消息后，引起各方关注，网易前天(18日)对此首度作出回应：网易的确考虑在广州建基地，但不是进军房地产业。</p><p> 这是网易公司代理首席执行官孙德棣在公司宣布2003年第四季度及2003年年度财务业绩的新闻发布会上回答记者提问时表示的。孙还说，在广州建网易的基地，把现在分布在广州6个不同地方的办公场所集中起来，以方便管理。这并不会对公司带来额外的投资，因为现有办公场所也需要支付租金。而网易建楼属于自用，不会租赁出去。</p><p>（记者 施建）</p></span></td></tr></tbody></table></span></div>
